How Portfolio (Blanket) Loans Are Evaluated
A portfolio loan, sometimes called a blanket loan, finances several rental properties under one note. Instead of qualifying each property separately, lenders usually look at the combined cash flow of the whole portfolio. That can simplify management (one closing, one payment) and help investors who have outgrown conventional loan limits.
Terms vary widely between lenders, so treat the points below as common considerations, not program guarantees.
What lenders commonly look at
- Combined DSCR: total monthly rent across the portfolio compared with the total monthly payment, taxes, insurance and HOA dues.
- Property mix and condition: property types, locations, occupancy and any deferred maintenance.
- Minimum values and counts: many lenders set a minimum number of properties and a minimum value per property.
- Cross-collateralization: all properties secure the loan together, which affects how you sell or refinance one of them later.
- Release provisions: terms that let you sell an individual property and release it from the blanket lien, often by paying down a set amount.
- Experience and reserves: rental ownership history and liquid reserves.
Illustrative example (hypothetical numbers)
An investor refinances 8 single-family rentals into one portfolio loan. Combined rent is $14,400 a month and the combined proposed payment, including taxes and insurance, is $11,800. The portfolio DSCR is about 1.22 ($14,400 ÷ $11,800), even if one or two properties individually cover their payment less comfortably.
Frequently asked questions
Can I sell one property later?
Usually, if the loan has a release provision. Review the release price and terms before closing.
Can the properties be in different states?
Many lenders allow multi-state portfolios, subject to their eligible-state list.
Is a portfolio loan better than separate DSCR loans?
It depends on your plans. Separate loans keep properties independent; a blanket loan simplifies management. Compare both before deciding.
